The two Croydons: moving across the borough
Croydon isn’t one place — it’s several. The high-rise, fast-moving centre and the leafy, hilly south feel like different towns, and a move between them (or within either) has its own character. Here’s the local lie of the land.
The centre and the north
Around East and West Croydon, Addiscombe, Thornton Heath and South Norwood, it’s apartments, conversions and terraces — busy streets, tower-block lifts, and parking that needs planning. Moves here are all about access and timing.
It’s also the best-connected part of the borough, which cuts both ways: brilliant for onward links, trickier for getting a van to the kerb. We plan around both.
The leafy south
Purley, Coulsdon, Sanderstead, Selsdon and Kenley are a different world — larger homes, gardens, hills and quiet lanes. The challenges shift from lifts and parking to driveways, slopes and the odd unmade road.
Bigger homes often mean bigger loads and more to pack, so a proper survey pays off. We scope what’s moving and how it gets out before we commit to a plan.

A surprising number of local moves cross between the two Croydons — a family trading a central flat for a house down south, or downsizers heading the other way. Knowing both ends is where local knowledge earns its keep.
